This project presented the challenge of providing a large-scale commercial workplace with a vibrant interior space, while also addressing the city in a high profile site within the Harbour Quays development. Manifested through a truly collaborative arrangement between the developer, tenant and their respectve teams, the building is intended to present an openness and transparency to the exterior that gives insight to the actvities within. This project has set the bar for commercial office space within New Zealand and the experience will be extremely useful as a benchmark for our future developments

1.20 Exploring Your Key Priorities When Refurnishing: A Cost Effective Upgrade For 50 Bridge St, Sydney

Between 2002 and 2006 AMP Capital Investors undertook a continuous refurbishment of its Sydney headquarters. The project was a defensive move as AMP Capital was faced with 38% of leases in the building due to expire at the end of 2003 and the balance by the end of 2006. On completion, the building was valued at 20% more than AMP Capital had forecast in 2001. This also provided a buffer from the current credit crunch issues. If doing the project now, AMP Capital would have a much clearer view of sustainability targets and would aim for at least four-star NABERS energy rating

  • Maintaining income throughout the project: consolidating the building as competitively priced A-Grade space
  • Increasing the value of the building and its rent potential
  • Improving services and performance: incorporating sustainability initiatives wherever possible
  • Establishing a new control system to cut energy usage
  • Installing a T8 lighting and replacement of double tube 40w tubes with single 36 W
